In brief
Real estate is where law, finance and municipal processes meet. I am a real estate investor myself, with long experience of property development both privately and professionally, and I know the processes from the inside.
Typical situations
- You want to divide a house or building into condominium units, so each unit can be sold separately.
- You want to change the use of a space, for example from garage or commercial use to housing.
- The project needs an exemption from the zoning plan or the regulations.
- You need a building application or a response to a decision from the municipality.
- You are buying, selling or letting property and want the agreements and the tax right.
How it works
- AssessmentI go through the property, the zoning plan and what is actually possible.
- StrategyWe choose the approach and clarify whether specialists are needed, for example a responsible applicant or a fire consultant.
- ApplicationI prepare the application and the reasoning, and deal with the municipality.
- Follow-upI follow the matter until a decision is made, and assess an appeal if the answer is not right.
Good to have ready
- Property and title numbers (gårds- og bruksnummer)
- Drawings and any earlier decisions
- The current zoning plan if you have it
- What you want to achieve with the property
Many property cases are decided by the reasoning. A well-reasoned application gives the municipality grounds to say yes.
Common questions
What is seksjonering?
Seksjonering divides a property into condominium units under the Norwegian Condominium Act, so each home or commercial unit can be owned and sold separately. The application is made to the municipality.
Do I need to apply to turn a garage or basement into a home?
As a rule, yes. A change of use requires an application under the Planning and Building Act, and the space must meet the requirements for housing, including fire safety, light and ceiling height.
What if the municipality says no?
You can appeal the decision, normally within three weeks. A good appeal addresses the reasons the municipality has given.
Price
Once I have looked at the matter, you get a fixed price for the engagement before any work starts. You know what it will cost, with no surprises.
